I clean sofas and armchairs in Houghton Conquest as well as carpets, and a lot of my work is sofas. If you want both done, it is one visit.
Arms, headrests and seat cushions take body oils long before a sofa looks dirty. That is what turns a light fabric dull and grey, and it does come out.

I check the care label and test a hidden spot, because some fabrics mark if they get too wet. Then I clean to suit what it is made of.

No surprises. Here is exactly how a carpet clean goes.
Clear the small things off the floor and move what furniture you can manage. Anything too heavy or awkward, leave it and I'll give you a hand with it when I get there. Houghton Conquest is close enough for an early start. There is a lot of construction traffic around the north end of the village at the moment with the new development going in, so if that is near you, mention it and I will time the visit to avoid the worst of it.
We look at the rooms together and I confirm the price. Nothing starts until you are happy with it. Then I set up, which takes a few minutes.
Stay in or go out, whatever suits you. Most homes take about half a day. I work room by room so you always have somewhere to sit.
We walk round every room together. I take all my kit with me and leave the place tidy.

I vacuum first
Most of the dirt in a carpet is dry. I take that out before any water goes near it.
I spray the cleaner on
The cleaner goes on and sits for a few minutes. That gives it time to loosen the dirt.
I brush it in
A machine brush works it right down to the bottom of the carpet, where the grease sits.
I rinse it out
Hot water pulls the dirt and the soap straight back out. Nothing sticky is left behind.
I comb it flat
I comb the carpet so it dries faster and looks even all over.

What Houghton Conquest carpets are up against
Houghton Conquest is an old estate village that is in the middle of the biggest change it has seen in two hundred years. The historic core sits on the clay with a ruined Jacobean house on the ridge above it, and six hundred and fifty new rental homes are going up on the farmland just to the north.
In the late 1840s the Bedford Estate put up more than a hundred cottages here for farm workers, to a set of standard designs published by the Duke. Brick, plain tile roofs, and unusually for the time they were given concrete foundations. If you are in one of those, it is a solidly built small house, and the practical point for me is that the rooms are compact and the doorways are narrow, so I plan the route for the hose before I start rather than after.
The old village sits on heavy Oxford clay, the same stuff the whole vale is made of, and the land climbs south towards the Greensand Ridge and the ruins up there. Clay comes in sticky and stains, ridge sand comes in dry and grinds. Which one you get depends on where you walk, and it genuinely changes how I approach the room.
The development going up to the north is a build to rent scheme, which is different from an ordinary new estate. Every home is let and professionally managed, which means proper inventories and formal check outs. If you are moving in or out of one, the carpet gets looked at by somebody with a clipboard, and it is worth having that done properly rather than argued about. I do end of tenancy work regularly and the invoice comes with it.
Five miles out on the B530 and no charge for it. The junction arrangements in the village are being altered as part of the new development, with traffic calming going in, so if the route to your door has changed recently just tell me and I will come the way that works rather than the way the map thinks.

Yes, and that is a lot of what I do. Book it for after the furniture has gone and before the inventory, so nothing gets walked on again afterwards. You get an invoice for the managing agent, and if they come back with a query I will speak to them myself.
Not a problem, just something I plan for. Narrow doorways and compact rooms mean I think about where the hose runs before I start rather than dragging it round furniture afterwards. It makes the job tidier and it is the sort of thing you only notice if somebody gets it wrong.
Because the parish has both. The village sits on heavy clay and the ground rises to sand on the ridge behind it. Sticky clay has to be loosened before it will release, and sand has to be pulled up from the base of the pile. They are different problems and the same brush and rinse does not solve both equally.
