    No surprises. Here is exactly how a carpet clean goes.

    Before I arrive

    Clear the small things off the floor and move what furniture you can manage. Anything too heavy or awkward, leave it and I'll give you a hand with it when I get there. Tell me your check-out date when you book and I'll work back from it. Most of these jobs want the carpets done after the van has gone and before the clerk arrives, and that window is usually tight.

    When I get there

    We look at the rooms together and I confirm the price. Nothing starts until you are happy with it. Then I set up, which takes a few minutes.

    Stay in or go out, whatever suits you. Most homes take about half a day. I work room by room so you always have somewhere to sit.

    We walk round every room together. I take all my kit with me and leave the place tidy.

    What the inventory check actually picks up

    Cleaning is the most common cause of deposit disputes in England, and carpets are usually the thing being argued about. Knowing what gets written down makes it a lot easier to avoid.

    Traffic lanes The bit clerks always note

    The path from the front door through the hall and into the living room takes the most wear and shows it first. It goes darker than the rest of the carpet and it photographs badly on a check-out report. Nine times out of ten that darker strip is soil ground down into the pile rather than the carpet actually being worn, which means it lifts out. It will not lift out with a vacuum or a machine hired from the supermarket.

    Wear and tear Where you are not liable

    You are not responsible for a carpet ageing normally across a tenancy. You are responsible for damage, and for leaving it dirtier than you found it. The line between those two is exactly where deposit arguments happen. A proper clean removes the dirt side of the argument completely, so whatever is left is genuine wear, and that sits with the landlord rather than you.

    Pets Usually written into the agreement

    If pets were allowed, the tenancy nearly always asks for a professional clean at the end. Smell is the part people underestimate. It sits in the base of the pile and in the underlay, it comes back on a warm day, and somebody walking into a closed-up empty house notices it in seconds. Treating odour properly is a different job to cleaning a carpet, so tell me up front if pets have been in.

    Timing Empty rooms clean better

    Carpets clean far better once the furniture has gone, and a check-out is the one time that actually happens. It means I can get right into the edges and the doorways where the dirt concentrates. Book it after the van has been and before the clerk comes, and leave the carpet a few hours to dry before anyone walks on it.

    It depends what your tenancy agreement says, and plenty of them do require one, especially if you had pets. Even where it isn't written in, cleaning is the most common cause of deposit disputes in England and carpets are usually what's being argued about. A proper clean takes that argument off the table before it starts.

    It comes down to how many rooms and what state they're in, so tell me what you need and I'll price it. The minimum call-out is £120, there's nothing added for travel within 20 miles of Bedford, and the number doesn't move once I've given it.

    Often, yes, and I'd much rather you asked than assumed. Check-out dates don't move, so give me the date the first time you get in touch and I'll be straight with you about whether I can make it work.
